Terms and conditions when booking the apartment

1. House Rules

  • All of the properties of Ambiente Apartments are strictly non-smoking. Smoking is not allowed in any part of the accommodation, including balconies. If any smoke smell or damage is evident in the apartment upon your arrival, please contact the reception immediately.
  • Quiet time is daily between 22.00-06.00. Ambiente Apartments grants the use of its property solely for appropriate, legal, personal use.
  • Non-registered guests are not allowed to stay in the apartment.
  • Unless previously consulted and agreed in a written form by the management, pets are not permitted in the property.

Right to Evict

Ambiente Apartments reserves the right to terminate the Guestsˈ stay without any refund obligations in case of a breach of the House Rules or in case of receiving serious complains about the Guest. Ambiente Apartments also reserves the right to refuse to provide an accommodation if on arrival the Guest is under the influence of alcohol or drugs or is behaving in a threatening, abusive or otherwise unacceptable manner.

2. Check-out Rules

  • Please clean up the dishes and empty the dishwasher.
  • Please do not leave any opened food items and empty the fridge and freezer.
  • Please take out trash.
  • Please separate clean and used towels.
  • Please close all windows, turn off the lights and make sure all the appliances including air-conditioning are switched off.

By violation of the check-out rules, a cleaning fee in the amount of 20 EUR will apply and will be deducted from the security deposit.

3. Security Deposit

Ambiente Apartments reserves the right to pre-authorise a security deposit of EUR 100 upon check-in. Please note that the amount of money collected can be increased based on the number of guests arriving. In case of a last minute booking with arrival after 20:00 Ambiente Apartments reserves the right to pre-authorise a security deposit of EUR 200.

  • The payment will be used to cover incidental items including, but not limited to, breakages, damage to property, additional cleaning costs due to the apartment being left in an unacceptable state and breaches to regulations such as smoking in the rooms or causing disturbance of other guests enjoyment of the property. Security Deposits may also be used by Ambiente Apartments in the event of unauthorised extra guests using the apartment and facilities, such as parking spaces.

Security deposit held on a credit card (via a pre-authorisation) or charged to a debit card will be refunded as per the issuing bank’s policy. Typically this may take between 3-10 working days.

4. Cancellations and Alterations of Bookings

  • If the reservation contains flexible cancellation policy and it is cancelled up to 24 hours before the day of arrival, no fee will be charged. If such reservation is cancelled less than 24 hours before the day of arrival or in case of no-show, 100% of the first night will be charged.
  • Nonrefundable reservations are paid in advance and in case of cancellation or no-show, no refund is provided unless the booking was made on our website. Our website bookers have the benefit of changing the travel dates free of charge even if the nonrefundable policy was chosen.

Long-term bookings (1 month+)

If the reservation is made for a longer period, 1 month and more, Ambiente Apartments reserves the right to ask for a 20% deposit from the accommodation price to be paid in advance. If the reservation is cancelled up to 14 days before the check-in date, the deposit will be refunded. If cancelled later or in case of no-show, the deposit will not be refunded.

Whilst all reasonable efforts have been taken by Ambiente Apartments to ensure that bookings are able to proceed, we reserve the right to relocate any booking to accommodation of similar size and standard in special cases, such as overbooking. In exceptional circumstances Ambiente Apartments may find it necessary to cancel your booking. If this occurs Ambiente Apartments will refund any amount of money the Guest has paid which shall constitute a full and final settlement of any liability.

5. Facilities and Services Included in the Price of the Apartment

  • All apartments are fully furnished and include a kitchen equipped with all necessary appliances and kitchen utensils. Please note that certain parts of the apartment equipment such as toaster, fan, baby chair and baby crib are subject to availability and need to be requested in advance.
  • Only very basic toiletries are supplied to the room and guests are reminded to bring their own.
  • No items may be removed from the apartment.
  • All prices quoted are inclusive of bed linen, towels, utilities, cable TV and Internet.

6. Loss of Guest’s Property

Ambiente Apartments cannot be held responsible for loss or damage to any belongings, or for injury sustained by the Guest or members of his/her party during their stay at the apartment except to the extent that such injury or loss or damage to any belongings is caused by the negligence or default of Ambiente Apartments.

Ambiente Apartments does not provide insurance for personal effects. Vehicles parked in the Ambiente Apartments car-parks are done so at the risk of the Customer. We strongly recommend that guests make their own arrangements for travel and motor insurances to cover any such losses.

7. Right of Entry

Ambiente Apartments Team reserves the right to enter the apartment at any reasonable time for reasonable cause. This includes the undertaking of unforeseen (internal and external) remedial repairs together with any annual external re-decorations for which access to the inside of the apartment may be required.
